Redevelopment of the site between East Street and Woolmead Road
A new mixed use development
The site between East Street and Woolmead Road was redeveloped in the 1960s. The 19th century buildings on the northern side of East Street were replaced with Woolmead House, a Brutalist building designed by architect W H Robbins and opened in 1966. It was a mixture of three and four storeys, comprising retail at ground level, with office space and a small number of residential units above, and an underground car park.
A further redevelopment of the site was proposed in Waverley Borough Council’s 2000 plan, East Street Area of Opportunity. This ambitious proposal included Woolmead House in a wider scheme to redevelop the area north and south of East Street. However Woolmead House was subsequently dropped, with the evolution of the current (2020s) Brightwells scheme..
The Woolmead site redevelopment proceeded independently of Brightwells. An outline planning application (WA/2015/2387), by the then owners Friends Life Ltd, was approved. This offered 96 dwellings above retail and commercial, and an underground car park. Friends Life Ltd was acquired by Aviva in 2015, and Woolmead House was sold to Berkeley Homes. The new owners submitted their own planning application (WA/2018/0458), in which the number of apartments was increased to 138.
On the south side, fronting East Street, there are shop fronts at street level, with apartments rising to three or four storeys, the full height of the building. The retail units extend the full depth of the site, to Woolmead Road, except for a section giving access to the underground car park. The residential units line both the north and south sides of the development, with several connecting wings. This approach leaves several courtyards at first floor level, accessible from the residential areas. The drawings are taken from the November 2017 public exhibition.
Woolmead House was demolished in 2018, and at the time of writing (2024) the site is still empty.
